A small site in a highly valued area of Graça. The challenge was to enhance the development’s value, as its price per square metre would sit above the local market average.

The place-branding study explored the neighbourhood, its history, its natural strengths and the people who live there. This would become one of the campaign’s central arguments.

We introduced the Boutique Living concept, designed for those who value aesthetics, location and flexibility of use.

The partnership with Miranda Studio brought the beauty of the neighbourhood into the development through art, creating a seamless connection between the surrounding area and the real estate product.

The architecture combined a contemporary language with sensitivity to its surroundings, balancing modern elements with the scale of the neighbourhood.

The architectural renders highlighted the shared amenities through soft lighting, integrated spaces and the atmosphere of an urban retreat, inspired by boutique hotels.

The campaign explored mobility, lifestyle, proximity to everyday amenities and the value of Graça’s history.

Blue Graça established itself as a desirable and reliable product with high liquidity, both as a home and as an investment.

1. The challenge — Setting the context

Graça, in Salvador, is one of the city’s most traditional and desirable neighbourhoods, with a strong identity and a well-established history. Even so, there was room for innovation in the property market, particularly in terms of residential typologies and the way developments connected with the neighbourhood.

Blue Graça emerged from the challenge of creating a development that would feel both authentic to the area and innovative in its proposition — bringing a contemporary perspective to the architecture, typologies and lifestyle the neighbourhood could offer.

2. The concept — The guiding idea

From the outset, place branding was one of Blue Graça’s central pillars. The concept sought to highlight what makes Graça such a distinctive neighbourhood: its history, architecture and vibrant atmosphere.

This focus on the neighbourhood was not simply a commercial differentiator, but an essential part of the project’s identity.

The privileged location made it possible to explore walkability and encourage a lifestyle more closely connected to Graça’s services, urban experiences and cultural richness.

Blue Graça was conceived as a place that integrates with and draws inspiration from the identity of the neighbourhood.

The partnership with Miranda Studio brought a refined and creative approach to the project’s visual identity.

The studio contributed to the development of both the brand and its narrative, ensuring that every detail communicated the essence of the development.

3. From project to product — Bringing the concept to life

Blue Graça features a distinctive typology, with a functional layout and a generous sense of space. The living room and kitchen form an integrated central hub, flanked by bedroom suites to ensure both fluidity and privacy.

The expansive windows are one of the project’s defining features: they allow abundant natural light into the interiors, reinforce the sense of sophistication and create a direct connection with Graça’s green and urban surroundings.

The sales gallery was designed as an extension of the concept.

Its materials, colour palette and interior setting were carefully considered to create an immersive experience, allowing visitors to engage with the lifestyle proposed by Blue Graça.

4. The visual narrative

The photography campaign reinforced the connection with the neighbourhood and the desired lifestyle: elegant, urban and connected, with touches of Brazilian character. The atmosphere evoked the comfort and natural sophistication already associated with Graça.

The architectural renders followed the project’s aesthetic language, featuring natural light, integration with greenery and understated sophistication.

The graphic materials communicated the development’s value proposition with clarity.

5. The campaign

The campaign treated elements of the neighbourhood as symbolic assets: its tree-lined streets, cafés and local culture.

With the support of Miranda Studio, the positioning was built around the value of everyday life in Graça, expressed through an elegant, distinctive and approachable language.

Videos, digital assets and social media content reinforced the idea of experiencing the neighbourhood to the fullest, connecting the development with the wider urban experience.

6. Results — What impact did the project create?

Blue Graça established itself as a landmark development. Its communication, typology and concept created a clear point of difference, strengthening its appeal and market acceptance.

The project also contributed to a new cycle of appreciation in Graça. It became a reference for distinctive, identity-led developments aligned with the neighbourhood’s new chapter.
