1. The challenge — Setting the context

The site of Boutique Villas, in Cascais, Portugal, is located directly on the seafront, opposite Casa da Guia — one of the most highly valued and sought-after locations in one of Europe’s best-known coastal destinations. Yet despite this exceptional setting, the challenge was ambitious: to conceive a low-density residential development with distinctive architecture and a new design language for a traditionally conservative market.

This called for a visionary product of international quality that retained a human scale, respected its surroundings and responded to Cascais’s sophisticated, nature-oriented lifestyle.

2. The concept — The guiding idea

The idea originated in the restless mind of Antônio Medrado, CEO of Dona Empreendimentos, and took shape through the involvement of Leão Engenharia, the other partner companies and Capa’s creative direction. The concept needed to bring together minimalist elegance, a connection with the landscape and absolute privacy.

Inspired by contemporary European country houses and Mediterranean villas, the development comprises 16 villas arranged in pairs, with underground access and a strong visual and spatial connection to the ocean. An exceptionally bold concept, brought to life with remarkable charm and architectural quality.

3. From project to product — Bringing the concept to life

To bring such an ambitious structure to life, we needed a highly experienced and versatile architect. We chose David Bastos, who considered every detail of the development: pitched-roof volumes, a neutral palette, natural stone and wood, private gardens and expansive openings.

Each villa was designed as a one-of-a-kind home, with the atmosphere of a private retreat and generous views of either the sea or the surrounding greenery. The underground car park eliminated vehicle traffic at ground level, creating a quieter environment while giving greater prominence to the landscaping, pathways and gardens.

The light-touch condominium structure was designed to offer residents both exclusivity and freedom. The result: the comfort and luxury of a private home, combined with the convenience of a condominium.

4. The visual narrative

The development was presented as an exceptionally rare proposition: an opportunity to live by the sea with complete privacy, distinctive architecture and low-density living.

The reference imagery, architectural renders and pre-launch materials were created with careful attention to both aesthetics and symbolism. The communication was designed to inspire the desire to live there while conveying something deeper: a sense of belonging to something unique, exclusive and created for a select few.

5. The campaign

From the earliest materials and presentations, the campaign sought to convey the development’s inherent rarity and captivate its audience through details unlike anything most had seen before. The project immediately attracted high-profile investors and buyers.

The communication follows the logic of an exclusive product, in which not only the architecture and construction, but also tranquillity and discretion, contribute to the development’s value.

Its digital presence is restrained, refined and highly targeted, supporting a commercial approach centred on relationships and personalisation.

6. Results — What impact did the project create?

Even at the pre-launch stage, Boutique Villas is already regarded as one of the most iconic developments in the Cascais region.

Its location, architecture and concept have created an unprecedented combination, positioning it as a benchmark for Portugal’s coastline and placing it among Europe’s most desirable addresses.
