Beach,
club
and
city:
beach
living
woven
into
everyday
life

Buraquinho has always had a strong beachside identity, but it lacked a development that truly reflected this lifestyle.

That is how Enseada came to life — with a proposal combining beach, club and city.

Less than 300 metres from the sand, the project drew inspiration from beach clubs and the ease of outdoor living.

The result was a condominium with distinctive architecture, integrated living room, balcony and kitchen spaces, and shared amenities with a year-round summer atmosphere.

The façade, leisure spaces and landscaping introduced a new aesthetic to the neighbourhood.

Wood, shades of grey that allow the greenery and tropical colours to stand out, and fluid floor plans create an architectural language unlike anything previously seen in the area.

The campaign combined real images of the sea and local daily life, creating an emotional connection with those who already knew the neighbourhood.

The name “Enseada” gained strength as a symbol of shelter and identity.

Enseada became a landmark in Buraquinho. With an accessible price point and a clearly defined creative direction, it demonstrated that concept and lifestyle are not exclusive to upscale neighbourhoods.

About
the
project

1. The challenge — Setting the context

Buraquinho, on the northern coast of Bahia, is a beautiful area that has always been valued for its proximity to the sea and active lifestyle. Yet the surrounding developments failed to reflect this natural vocation. The market offered standardised projects with little charm that did not complement the beauty of the setting.

Our challenge was to create a product that balanced a beachside atmosphere with urban practicality, delivering appealing architecture despite a limited budget.

2. The concept — The guiding idea

We understood that our target audience wanted to combine the experience of living by the beach with the everyday demands of work and urban life, as the development was conceived as a primary residence rather than a holiday property. We therefore focused on a concept that would bring ease and identity to this combination.

Less than 300 metres from the sand, the development needed to offer easy access to activities such as beach tennis, stand-up paddleboarding and outdoor fitness, while also benefiting from the services and infrastructure of Vilas do Atlântico and Lauro de Freitas — strategically important residential and commercial areas within the Salvador Metropolitan Region.

The concept took shape through fluid floor plans, a vibrant façade and leisure spaces inspired by the atmosphere of a beautiful beach club.

3. From project to product — Bringing the concept to life

We conceived modern layouts that integrated the kitchen, living room and balcony while making excellent use of the available space.

The shared amenities became a central feature of the project and were completely redesigned with references to international beach clubs and Brizza Beach Club.

Created in partnership with Santo Projeto, the façade combined elements such as wood, sunshades and a tropical colour palette in a contemporary composition with genuine wow factor.

It was the first time that a mid-market development in Buraquinho had drawn on the aesthetic codes associated with Salvador’s upscale neighbourhoods.

4. The visual narrative

Photographing the neighbourhood through the lens of the experiences it offers — the wide variety of sports, the natural beauty of Buraquinho and the vast sea as a backdrop — was essential.

The images captured not only conveyed the spirit of the place but also directly inspired the development’s visual direction.

The architectural renders explored new angles and brought a distinctive atmosphere to the beach club-inspired leisure spaces, using details that conveyed a sense of ease and connection with nature.

5. The campaign

The launch film for Enseada Praia de Buraquinho combined real footage of the beach with digital images of the development.

Its pace, soundtrack and testimonials created an emotional connection with those who already knew the neighbourhood while evoking positive feelings among those who knew little about it.

The name “Enseada”, which might initially seem commonplace, gained strength through its connection with local imagery. It came to symbolise protection and shelter in a peaceful setting where residents could live in harmony, bringing greater quality of life to the dynamic pace of everyday life.

6. Results — What impact did the project create?

The project was quickly embraced by the market, increasing the developer’s perceived value. By responding sensitively to Buraquinho’s natural vocation, the product strengthened the neighbourhood’s image and helped establish a new benchmark for the local audience. It became a turning point for the area.

Enseada demonstrates that it is possible to create a more accessible real estate product without compromising on concept, art direction, charm or identity. Developed with the same creative commitment typically associated with projects in upscale neighbourhoods, it opens a new chapter — one that points towards a market where every development, regardless of price segment, has the potential to offer a distinctive lifestyle, symbolic value and a sense of belonging.

Projects such as this are precisely where Capa concentrates its expertise: products conceived with responsibility and integrity, capable of enhancing their urban surroundings, promoting well-being and establishing new benchmarks for the market. These initiatives add value to real estate, strengthen local identity and foster a sustainable cycle of development for everyone involved.
