At a challenging moment for the property market, LIV represented the bold decision to launch a new development in the aftermath of the real estate boom, when the market was still carrying a large inventory of unsold units.

The project proved that creative ideas can turn difficult circumstances into opportunities. With few new developments being launched, LIV brought a strong contemporary appeal to a traditional neighbourhood, interpreting global trends through the lens of local demand. It was the renewal the market had been waiting for.

This concept was reinforced in every detail. Designed by GAM Arquitetos, whose work brought a youthful and light approach to architecture, the project featured an aluminium composite façade, Hijau stone in the swimming pool and artworks in the lobby. Even its compact yet sophisticated typology — one-bedroom apartments with balconies — was innovative at the time.

Details made all the difference, and a show apartment became essential in bringing this identity to life. It reinforced the aesthetic codes of the project’s distinctive architecture: clean lines, human scale, natural light and a visual connection with the city. The planter set flush with the balcony floor became one of the development’s defining features, reflecting its attention to detail and encouraging a connection with nature, even within a compact space.

The campaign was beautiful and rich in compelling arguments, connecting the project with an audience seeking functional sophistication and a contemporary approach to both the apartments and shared spaces.

The outstanding quality of the project, supported by significant investment in both digital and printed advertising materials, inspired the sales team and surprised the entire market.

LIV Graça has been a success in every respect. It won the ADEMI Launch of the Year Award, establishing itself as a benchmark for quality and innovation in its segment. Today, it has achieved significant appreciation and long-term rental yields of between 0.5% and 0.7% per month — figures that demonstrate how a well-structured concept can enhance perceived market value while ensuring liquidity and profitability.

the

1. The challenge — Setting the context

The stories of LIV Graça and Capa Concepts are closely intertwined, as this was our first project, launched in partnership with Costa Andrade and Dona Empreendimentos. And it could hardly have been otherwise: it was bold.

Salvador’s property market was facing a challenging period. The city was dealing with the aftermath of a real estate boom, with a large inventory of unsold units and significant barriers to launching new developments. Following a wave of projects by major publicly listed developers that had invested in the city, the market had become cautious and subdued, while buyers were increasingly demanding.

Yet adversity did not deter us. On the contrary, the lack of new launches and the market’s scepticism encouraged us to innovate. Our mission was to launch a genuinely distinctive contemporary product on a small, 900-square-metre site — one that would appeal both as a home and as an investment.

We needed to introduce a new approach that combined distinctive architecture, aesthetic sophistication and product intelligence within Graça, an established neighbourhood that still lacked boutique developments offering personalised experiences centred on style, design and exclusivity.

2. The concept — The guiding idea

Creating LIV required us to explore the most current ideas in the market, understand global trends and adapt them to local demand.

The project was conceived as a compact yet sophisticated development combining design, functionality and an aesthetic language that was innovative for Salvador. Designed by GAM Arquitetos, whose work brought a youthful and light perspective to architecture, LIV featured a bold design language with an aluminium composite façade, expansive windows and contemporary lines.

The main typology consisted of 46-square-metre, one-bedroom apartments with balconies — an innovative format at the time. The planter set flush with the balcony floor became one of the project’s defining features, reflecting its attention to detail and encouraging a connection with nature, even within a compact space.

The interiors and overall design followed a Boutique Living aesthetic, with materials and solutions chosen to evoke exclusivity: a swimming pool finished in Hijau stone, artworks in the lobby, distinctive signage and an integrated visual language.

The concept also incorporated numerous references to the surrounding area, enhancing the value of an address already regarded as one of Salvador’s most prestigious. The aim was to convey the unique opportunity created by the meeting of modernity and tradition, urban living and the sensory values of belonging and comfort.

3. From project to product — Bringing the concept to life

Once the idea had been defined, we moved into action with an approach that was both elegant and assertive.

The LIV sales gallery anticipated elements of the façade and the experience of the finished development. The team explored Graça in depth, creating a bridge between the neighbourhood’s traditions and the fresh perspective LIV introduced to the market.

From the outset, this reflected our approach: launching outstanding developments while also encouraging the entire property sector to see each destination from a broader perspective.

The communication highlighted the architectural features, the sophisticated finishes and the project’s intelligent design and contemporary urban concept. The colours, furniture, materials and arrangement of the shared spaces all followed the boutique concept, ensuring a carefully considered experience from the car park to the entrance.

4. The visual narrative

The visual narrative reinforced the aesthetic codes of LIV’s distinctive architecture: clean lines, human scale, natural light and a visual connection with the city.

The intention was to help prospective buyers imagine themselves living in the development and experiencing everything it had to offer — within the apartments, throughout the shared spaces and across a neighbourhood rich in amenities and services, all supported by Graça’s high walkability.

The campaign materials helped establish LIV as a new type of development for Salvador: lighter, more urban and defined by a strong visual identity.

5. The campaign

The campaign was beautiful and exceptionally precise. It highlighted LIV Graça’s contemporary positioning, connecting the project with an audience seeking functional sophistication and a modern approach to both the apartments and shared spaces.

The sales materials were direct, clear and visually cohesive, supported by real photography and high-quality architectural renders.

The sales team also received in-depth product content, strengthening their understanding of the development’s architectural and functional features, as well as its long-term value proposition.

For estate agents, the opportunity to present a new development in Graça to their clients needed to feel truly unique. They embraced the project enthusiastically, confirming just how desirable and highly valued the neighbourhood was among buyers.

6. Results — What impact did the project create?

LIV Graça’s first major achievement was recognition from Bahia’s property sector: the development won the ADEMI Launch of the Year Award, establishing itself as a benchmark for quality and innovation in its segment.

Even during a market downturn, LIV achieved strong sales, an appropriate price per square metre and high liquidity in the resale market.

Today, it has achieved significant appreciation and long-term rental yields of between 0.5% and 0.7% per month — figures that demonstrate the strength of the product and its connection with genuine market demand.

LIV’s performance has also had a positive impact on the figures of surrounding developments, including both new launches and existing properties. This stimulates the market and creates a virtuous cycle, which is a source of great satisfaction for us.

LIV also helped shape a new perception of Graça, including among those who had lived there for many years, effectively repositioning the neighbourhood within the city’s imagination.

The development inspired other projects and played a decisive role in revealing a new vocation for the area: as a natural setting for compact, thoughtfully designed developments with a strong architectural identity.

It was a milestone — one of the city’s most beautiful developments, with an iconic façade and refined interiors that continue to deliver value and inspire new projects to this day.
